A RICS property valuation gives you an independent Market Value of your home, conducted by an RICS registered valuer to 'Red Book' standards - the professional guidelines that are the gold standard for valuation. Whether you need a valuation for repayment of a Help to Buy Equity Loan, staircasing or sale of a Shared Ownership property, probate, matrimonial proceedings, or simply to establish an accurate market value, our valuations include a site visit alongside considerable desktop research, with the combined evidence of the two supporting a market value. The property's insurance reinstatement value is also included.

The surveyor inspects the condition of boundary walls, fences, permanent outbuildings and areas in common (shared) use.

When inspecting flats, the surveyor assesses the general condition of the outside surfaces of the building, as well as its access and communal areas (for example, shared hallways and staircases that lead directly to the subject flat) and roof spaces, but only if they are accessible from within and owned by the subject flat.

When do you need a RICS valuation?
There are several situations where an independent RICS valuation is required or strongly recommended:

Help to Buy equity loan repayment – if you bought your home using a Help to Buy equity loan, a RICS valuation is required by Homes England when you come to repay or redeem the loan.

Shared Ownership staircasing or sale – if you own a share of your home and want to buy more shares (staircase) or sell, a RICS valuation is required by your housing association to establish the current market value.

Probate – if you are administering an estate, a RICS valuation provides an accurate market value for HMRC purposes at the date of death.

Matrimonial proceedings – an independent RICS valuation provides an impartial market value that can be used as part of financial settlements during divorce or separation.

Sale or purchase – if you want an independent view of a property's market value before buying or selling, separate from an estate agent's appraisal, a RICS valuation provides professional, evidenced reassurance.


'Market Value'
The estimated amount for which an asset or liability should exchange on the valuation date between a willing buyer and a willing seller in an arm’s-length transaction, after proper marketing and where the parties had each acted knowledgeably, prudently and without compulsion.
