Frequently Asked Questions

Do I need an RICS Home Survey in Manchester before buying a property?

Whether you are planning a move to Bolton, Eccles, Stockport, or Hyde, it is crucial to have a RICS Home Survey done on any property you plan to buy in Greater Manchester.

Our locally based surveyors thoroughly inspect the properties our clients are buying, and report on any defects to make them aware of problems before they commit to the purchase. We can potentially save you significant expense and difficulty if issues are found early. Our surveyors are all RICS accredited, and can also provide you with the information you need to renegotiate your purchase price on account of necessary repairs, or help you get your vendor to address problems before you exchange contracts.

Bury, Oldham, Rochdale, Salford, Tameside, Trafford, or anywhere else in Greater Manchester including Stockport, Wigan and surrounds, we would be very happy to help you with an RICS Home Survey on your property purchase.

What is included in an RICS Home Survey in Manchester?

The RICS Home Survey gives peace of mind that there are no serious or potentially expensive issues with the Manchester property you are planning to buy. Problems that you may want the vendor to deal with prior to your purchasing the property can also be highlighted, and many buyers negotiate a price reduction after a survey to take into account the costs of required repairs. Whether you are buying in the middle of the City of Manchester itself, or in the surrounding boroughs of Bolton, Bury, Oldham, Trafford, Wigan, or Salford, we always recommend having a survey done prior to making a legal commitment to purchase.

What services does a surveyor in Greater Manchester offer?

Our Greater Manchester based surveyors will arrive at the property and carry out a thorough inspection, covering the whole of the exterior including roofs, chimneys, walls, windows and doors, and gutters, as well as the interior including the kitchen and bathrooms. Non-habitable areas like lofts and cellars are also inspected, assuming it is safe to do so.

Both the RICS Home Survey Level 2 and Level 3 help buyers by providing peace of mind that there are no serious and potentially costly defects with the property they are planning to buy anywhere in Manchester. Issues for the vendor to address prior to your purchase can be highlighted, or alternatively you may be able to renegotiate the price to reflect the costs of required works.

How much does it cost to hire a Manchester surveyor for a home survey?

RICS Home Survey fees for Oldham, Rochdale, Stockport, Tameside, Wigan, and Greater Manchester generally are:

RICS Home Survey Level 2

  • £499 (including VAT)

This is suitable for most properties in Greater Manchester if they are from around 1920 onwards, of 'average' size, and in reasonable condition. It is our most popular RICS Home Survey service.

RICS Home Survey Level 2 (with Valuation)

  • £699 (including VAT)

As above, with the addition of a market valuation and insurance reinstatement cost, prepared by a Manchester based surveyor.

RICS Home Survey Level 3

  • £799 (including VAT)

For older properties in Greater Manchester (usually those built pre-1920, with solid wall construction), we recommend this service, and certainly for listed, unusual, or altered buildings. This home survey is also best for properties in poor condition, including auction or probate purchases throughout Bolton, Salford, or Trafford.

RICS Home Survey Level 3 (with Valuation)

  • £999 (including VAT)

As above, including market and insurance reinstatement valuations, carried out by one of our Manchester based surveyors.

RICS Home Survey Level 3 'Victorian' (Reduced Fee Option)

  • £699 (including VAT)

For smaller Victorian terraced houses such as those popular in Levenshulme, select the Level 3 'Victorian.' Typically these types of houses were built between throughout the Greater Manchester area between about 1837 and 1901.

How do I find a trusted surveyor in Greater Manchester?

Surveyors are Regulated by RICS, the professional body for Chartered Surveyors, and you should always check for the designation AssocRICS or MRICS after a Manchester surveyor's name.

We advise on the health and condition of buildings. Surveyors train to find defects - both latent and visible - and advise homeowners on any issues in their proposed Greater Manchester property purchase that may cause expensive problems down the line. We provide peace of mind to buyers in Manchester, Salford, Bury, Oldham, Stockport, Tameside, and Wigan that the home they are purchasing is fit for purpose and free of serious problems like damp, timber rot, structural defects, or legal issues around boundaries or rights of way. Our team profiles can be found here.

Surveyors typically qualify through an RICS-accredited degree, either at graduate or undergraduate level, and extensive practical training. RICS provides  accredited degree courses can be found on the RICS website here: https://www.ricscourses.org
