Which survey do I need?
That depends on what information you are looking for, for example: are you buying a property but want to make sure there are no hidden problems? Or do you need to know the value of your home for tax or matrimonial purposes? Perhaps you are considering buying a unique or listed property and you have specific concerns?
Frequently Asked Questions
Do I need an RICS Home Survey in Cambridge before buying a property?
It is crucial to have a RICS Home Survey done on any property you are planning to buy in Cambridge, Peterborough, or anywhere across Cambridgeshire.
Our Cambridge and Cambridgeshire based surveyors thoroughly inspect the properties our clients are buying, and report on any defects to make them aware of problems before they commit to the purchase. We can potentially save you significant expense and difficulty if issues are found early. Our surveyors are all RICS accredited, and can also provide you with the information you need to renegotiate your purchase price on account of necessary repairs, or help you get your vendor to address problems before you exchange contracts.
Whether you are buying in Cambridge or Peterborough, Wisbech, Ely, or anywhere else in the county including Huntingdon, St Neots, March, or Chatteris and surrounds, we would be very happy to help you with an RICS Home Survey on your Cambridgeshire property purchase.
What is included in an RICS Home Survey in Cambridgeshire?
The RICS Home Survey gives peace of mind that there are no serious or potentially expensive issues with the Cambridgeshire property you are planning to buy. Problems that you may want the vendor to deal with prior to your purchasing the property can also be highlighted, and many buyers negotiate a price reduction after a survey to take into account the costs of required repairs. Whether you are buying in the middle of Cambridge or in the surrounding countryside, we always recommend having a survey done prior to making a legal commitment to purchase.
What services does a surveyor in Cambridgeshire offer?
Our Cambridgeshire based surveyors will arrive at the property and carry out a thorough inspection, covering the whole of the exterior including roofs, chimneys, walls, windows and doors, and gutters, as well as the interior including the kitchen and bathrooms. Non-habitable areas like lofts and cellars are also inspected, assuming it is safe to do so.
Both the RICS Home Survey Level 2 and Level 3 help buyers by providing peace of mind that there are no serious and potentially costly defects with the property they are planning to buy in Cambridgeshire. Issues for the vendor to address prior to your purchase can be highlighted, or alternatively you may be able to renegotiate the price to reflect the costs of required works.
How much does it cost to hire a Cambridgeshire surveyor for a home survey?
RICS Home Survey fees for Cambridge, Peterborough, and Cambridgeshire generally are:
£499 (including VAT)
This is suitable for most properties in Cambridgeshire if they are from around 1920 onwards, of 'average' size, and in reasonable condition. It is our most popular RICS Home Survey service.
RICS Home Survey Level 2 (with Valuation)
£699 (including VAT)
As above, with the addition of a market valuation and insurance reinstatement cost, prepared by a Cambridge or Cambridgeshire based surveyor.
£799 (including VAT)
For older Cambridgeshire properties (usually those built pre-1920, with solid wall construction), we recommend this service, and certainly for listed, unusual, or altered buildings. This home survey is also best for Cambridge or Peterborough properties in poor condition, including auction or probate purchases.
RICS Home Survey Level 3 (with Valuation)
£999 (including VAT)
As above, including market and insurance reinstatement valuations, carried out by one of our Cambridge or Cambridgeshire based surveyors.
RICS Home Survey Level 3 'Victorian' (Reduced Fee Option)
£699 (including VAT)
For smaller Victorian terraced houses in Cambridge and surrounding areas select the Level 3 'Victorian.' Typically these types of Cambridgeshire houses were built between c.1837 and 1901.
How do I find a trusted surveyor in Cambridge?
Surveyors are Regulated by RICS, the professional body for Chartered Surveyors, and you should always check for the designation AssocRICS or MRICS after a Cambridge surveyor's name.
We advise on the health and condition of buildings. Surveyors train to find defects - both latent and visible - and advise homeowners on any issues in their proposed Cambridgeshire property purchase that may cause expensive problems down the line. We provide peace of mind to buyers in Cambridge, Peterborough, Huntingdon, Ely, March, and Wisbech, that the home they are purchasing is fit for purpose and free of serious problems like damp, timber rot, structural defects, or legal issues around boundaries or rights of way. Our team profiles can be found here.
Surveyors typically qualify through an RICS-accredited degree, either at graduate or undergraduate level, and extensive practical training. RICS provides accredited degree courses can be found on the RICS website here: https://www.ricscourses.org
