Why should I get an RICS Home Survey before purchasing a property in Cheshire?

It is definitely prudent to have a RICS Home Survey done on the property you are buying in Cheshire.

What does an RICS Home Survey in Cheshire include?

Once our Cheshire based surveyors arrive at the property they do a thorough inspection, covering the whole of the exterior including the roof, chimneys, walls, windows and doors, and gutters, and moving on to the interior including kitchen and bathrooms. Non-habitable areas like lofts and cellars are also inspected if it is safe to do so.

 

Our RICS Home Survey Level 2 and Level 3 survey reports help Cheshire buyers and provide peace of mind that there are no serious and potentially costly defects with the property they are planning to buy. What is the cost of hiring a Cheshire surveyor for a RICS Home Survey?

Our normal RICS Home Survey (Level 2) is £499 including VAT, and is our most popular service. It is appropriate for most properties built from about 1920 onwards, if they are of 'average' size and in reasonable condition; this suits many houses in Crewe, Northwich, Warrington, and Macclesfield. A RICS Level 2 Home Survey with valuation is £699, which includes a market valuation and insurance reinstatement cost, all produced by one of our Lincolnshire based surveyors.

The RICS Home Survey (Level 3) is £799 including VAT, and is the better service for historic properties in Cheshire - usually those built with solid wall construction and before about 1920 - as well as for listed or unusual buildings such as those in the centres of Chester or Nantwich, or properties in poor repair like auction or probate sales. A Level 3 survey with valuation is £999, including VAT.

Smaller Victorian properties like the many terraced houses found in Warrington and Crewe can be surveyed with a Level 3 Home Survey service we call the 'Level 3 Victorian,' which is a full RICS Level 3 Home Survey priced at a reduced £699 including VAT.

How do I choose a qualified surveyor in Macclesfield, Runcorn, or Crewe?

Make sure your surveyor is Regulated by RICS, the professional body for Chartered Surveyors. Membership is mandatory for anyone wanting to call themselves a surveyor in the UK, and is denoted by the designations MRICS or AssocRICS.
